Here is my overview of Sarasota to help you, as a buyer, know a little more about Sarasota before we meet up and drive through neighborhoods. Sarasota is a city on the Coast of the Gulf of Mexico and as such, it encompasses a very large area offering a colorful, diverse culture of business and art, the best food anywhere in the country, set in a historically charming city of beaches, the warm Gulf waters. Boaters love to be out on the Gulf and waterways. Life and Sunshine abound!

Here in Sarasota is a broad price range and architectural styles of homes within various proximity to the world renowned beaches and Gulf waters. Spanish flavor, old Southern mansions, modern simplistic designs, cottages, condos and more. Home prices are a broad sweep from something interesting in the $100,000’s all the way to $10 million waterfront estates. Median price is $240,000 and a 3 bedroom, 2 bathroom home is very popular.

The Downtown Bayfront Area is an incredibly diverse artsy area marked by the large statue of The Kissing Sailor at Marina Jacks.  With a mix of culture, arts, banking, wealth management, restaurants and retail, it offers everything people look for in a big City.  Downtown is the gateway to Lido Key, St. Armands Circle, and Longboat Key - Separated by the John Ringling Causeway Bridge

The architecture is also described as a mixture of old fashioned quaint and stylish modern.  The Real Estate Market is strong in the downtown area and a huge building boom has been in the works for almost a decade and sprawl out continues from the historic center of town to the Bayfront. This sprawl is pushing the borders of the downtown out into locations East of the Trail (Tamiami Trail is Rt 41) into neighborhoods like you inquired about - Greenbriar for one, however there are many more of these designations that are transitioning.  Downtown Market Pricing is some of the highest in our area next to Siesta Key and some of our other influential designations which we can talk about.

Sarasota to the North

North of Downtown -   this area along 41 on the West Side (the Bay Side) still offers some value in locations that are quickly appreciating.  As we near the Airport there are pockets of  developments that are going through massive transitions.   

Next Stop: The local Airport - Sarasota/Bradenton International Airport is a great airport adding direct flights often to many locations. it is small and growing.  University Parkway is sort of that dividing northern border - you have areas that afford larger lots and sometimes lower pricing.   Options North East would be Lakewood Ranch - Google it- A planned community unto itself made of dozens of neighborhoods. Lakewood Ranch is one of the fastest growing suburbs in the Nation. Its borders overlapping both Sarasota and Manatee Counties.

Sarasota To The South

South of Downtown - First Stop is Siesta Key! Siesta Key's North Bridge which is about 3 miles from downtown, which is the only northern access road to Siesta Key. Siesta Key Has two bridges to access the Island - North Bridge and South Bridge.  Homes Range from $600K - over 15 Million. Many Condo Associations are scattered along the main route called Midnight Pass which traverses North and South on the Island of Siesta Key. 

South of the Downtown on Mainland -  you still have the dividing line being “The Trail” - Tamiami Trail Rt 41 - homes located West of The Trail on average sell for a higher price than homes located East of The Trail that on average sell for a lower price.  East of The Trail is experiencing a new construction building renaissance -   Some new construction and Some Remodels as well as some fixer uppers. 

This South of Downtown continues for about 10 miles sprawling East of Trial toward Interstate 75. Heading then south and east to developments like Gulf Gate East and Palmer Ranch.   Good Value can still be found in these locations - nicely updated homes just minutes drive to the beach.
